How Much Does Spray Foam Insulation Cost in Williston, ND?

The short answer: Spray foam is priced by the square foot at a given thickness, so the building’s size and how much foam Zone 7 asks for set most of the number before anything else is considered. Closed-cell costs more per inch than open-cell, and access, prep, removal of old material, and whether the building is heated move the quote from there. We quote every job in person because no two shops or houses around Williston add up the same way.

We are not going to put a price on this page. A number written for the whole internet is wrong for the specific building you own, and we would rather explain what goes into a quote so you can read ours (or anyone else’s) with a clear head. Here is how the math works, in the order it usually matters.

How much does spray foam cost in Williston?

Everyone asks it the same way, and the honest reply is “it depends on six or seven things.” Those things are not mysterious. Once you know them you can walk your own building and make a rough guess about whether your job is on the cheap end or the expensive end before anyone shows up with a rig.

Square footage of surface, not floor

The first number is the area we are actually spraying. That is the surface of the walls, roof deck, or rim joist, not the floor area of the building. A 40 by 60 pole barn with 14-foot sidewalls has far more wall and roof surface than a house with the same footprint, and the foam goes on all of it. When you are sizing up your own job, think in terms of the skin of the building, not the slab.

Thickness, and why Zone 7 pushes it up

Williams County sits in IECC Climate Zone 7, the coldest zone in the lower 48. The 2021 code minimums here are ceiling R-60, above-grade wall R-20 plus R-5 continuous, basement wall R-15, and crawl space or slab edge R-10. Closed-cell foam runs roughly R-6 to R-7 per inch, so hitting a wall target takes more inches here than it would in Kansas City, and every inch is product and time.

There is a second reason thickness matters in our climate. Closed-cell becomes a vapor retarder at around 2 inches. On a metal building where the whole point is stopping condensation on the steel, we are not going to stop short of that line. It is the minimum that does the job, and the quote reflects it.

Open-cell versus closed-cell

Open-cell foam is lighter, expands more, and costs less per inch. It runs about R-3.5 to R-3.8 per inch and it is not a vapor retarder. It has its place: interior walls, sound control, some attic roof decks where the assembly can dry to the inside. Closed-cell is denser, carries more R per inch, adds rigidity to the structure, and stops vapor. On steel, on rim joists, in crawl spaces, and anywhere the foam will see cold on one side and moist air on the other, closed-cell is the material we will recommend, and it is the more expensive of the two. When we quote open-cell it is because the assembly genuinely allows it, not to hit a lower number.

Access

Foam comes out of a heated hose fed by a rig parked outside. How hard it is to get the gun to the surface is a real line item. A crawl space with 18 inches of clearance means someone is on their back in a suit and respirator, moving slowly, for the whole job. A shop with 16-foot or 20-foot sidewalls means a lift, which means rental, setup, and a slower pace than walking a wall at ground level. Open framing in a new build is the easiest case, and it prices that way.

Removal of what is already there

Foam has to land on a clean, dry, sound surface. If an attic has old blown-in that has to come out before we can seal the roof deck, or a pole barn has fiberglass batts hanging off the purlins with mouse nests behind them, that removal is its own piece of work with its own disposal. Removal and cleanout is often bundled into a foam quote, and it can be a surprising share of the total on an older building.

Whether the building is heated

Spray foam chemistry is picky about substrate temperature. Sprayed onto cold steel in January, it can cure poorly, bond badly, or throw off the ratio. In a heated shop we can work most of the year. In a cold storage building we either wait for a warm stretch, bring in temporary heat (fuel and equipment on the quote), or schedule for the shoulder season. If your building has no heat and you want it done before winter, ask us about timing before the calendar decides for you.

Masking and prep

Foam overspray sticks to everything. Windows, doors, electrical panels, overhead door tracks, a truck that did not get moved, concrete floors you want to keep clean. Masking takes time, and in a finished or occupied space it takes a lot of time. A bare post-frame shell with nothing in it is quick to prep. A working shop full of tools and a boat is not.

Trip distance

We run out of our shop on 44th Street West in Williston, and most of our work is within about an hour’s drive: Watford City down Highway 85, Tioga and Stanley out Highway 2, Crosby to the north, and over the state line to Sidney, Fairview, and Culbertson. A job in Williston city limits has almost no travel cost. A job in Grenora or Bainville has some, and we would rather say so than hide it in a number. Small jobs far from town cost more per square foot than the same job in Williston for that reason alone.

When foam is the expensive wrong answer

This is the section that most contractors who sell foam do not write. We will.

A standard vented attic on a typical Williston ranch from the 1970s usually does not need spray foam on the roof deck. It needs air sealing at the ceiling plane (top plates, can lights, the attic hatch, plumbing and wire penetrations) and then enough blown-in attic insulation to reach R-60. That is a fraction of what a foamed roof deck would cost, and for a house with a vented attic it is the better assembly anyway.

Same goes for a framed basement wall that is dry and already has a stud cavity. Rigid foam board against the concrete with batts or mineral wool in the cavity will meet R-15 for less than foaming the whole wall, and it is easier to change later. Foam earns its keep where it does something nothing else can: stopping condensation on steel, sealing an irregular rim joist, insulating a crawl space with no good place for batts, or adding R where there is no room for thickness.

Ways to keep the number down without cheaping out

There is a difference between trimming a quote and gutting it. Here are the ways that hold up.

Spray the rim joist, batt the rest. In a basement, the rim joist is where the air leaks and where batts do the worst job. Two inches of closed-cell there, then conventional insulation on the flat walls, gets most of the performance at a fraction of a full-foam basement. Our crawl space and rim joist work is built around this idea.

Foam the roof, batt the walls in a shop. On a pole barn, the roof steel is where the condensation forms and drips. The walls matter too, but if the budget is tight, closed-cell on the roof deck with a less expensive wall system is a defensible split.

Do the prep yourself. Clear the shop. Move the equipment. Pull down what is falling off the purlins if you are able. Every hour we are not masking or hauling is an hour off the quote.

Hit the vapor retarder threshold, not a round number. Two inches of closed-cell does the moisture job on steel. If the building is cold storage and you are not chasing an R target, that may be all you need. Going thicker is a heating decision, not a moisture one.

Build it in, do not retrofit it. If you are planning a new shop or house around Williston or Watford City, foam on open framing before the interior goes in costs less than any version done later.

Common questions

Is closed-cell always worth the extra cost over open-cell?

No. Closed-cell is worth it where you need a vapor retarder, structural stiffness, or a lot of R in a thin space: steel buildings, rim joists, crawl spaces, exterior walls with no room. Open-cell is fine for interior partitions, sound, and some attic assemblies. We match the material to the wall, not the price list.

Can you spray foam in a cold building in winter?

Sometimes, with temporary heat and a warm substrate, and it adds cost. Foam cures badly on cold steel and can peel or blister. In an unheated shop we would rather schedule for a warmer stretch or run heaters for a day before spraying than put down a layer that fails by March.

Does a small job cost more per square foot?

Usually, yes. Setting up the rig, heating the hose, and masking take about the same time whether we spray 200 square feet or 2,000. A small rim joist job in Williston is still a good value, but the per-foot number will be higher than a full shop, and a small job an hour out of town higher still.

Will spray foam pay for itself through heating bills?

We are not going to quote savings because we cannot verify them for your building. What we can say is that stopping air leakage in a Zone 7 winter with the wind we get off the prairie is where most of the gain comes from, and foam is the best air barrier we install.
