Where North Dakota oil started

Tioga is where North Dakota's first commercial oil well came in, on the Clarence Iverson farm in April 1951. The town has lived with the oil industry for 75 years, and the Hess gas plant on the edge of town is one of the larger industrial sites in the county. That history shows up in the housing.

There is a layer of houses from the 1950s and 1960s, built during the first boom, that now have settled attic insulation, 2x4 walls, and bare rim joists over their basements. There is a thinner layer of 1970s and 1980s houses, and then a newer set of houses, townhomes, and crew-style housing from the 2010s. Each era has its own weak points. The 1950s houses mostly need attic work and air sealing at the top plates. The 2010s houses usually need the rim joist and the garage wall looked at.

Open country, hard wind

Tioga sits on flat, open prairie north of the Missouri breaks with nothing to stop the wind. In Climate Zone 7 that combination means a house loses heat as much through air leakage as through thin insulation. Before we add material anywhere, we look at where the wind gets in: the rim joist, the attic floor penetrations, the chases around plumbing and flues, and the band between an attached garage and the house.

Farm and shop buildings here have the same issue on a larger scale. A post-frame shop with steel siding laps and no air barrier will never feel warm no matter what the heater does. Closed-cell foam against the steel seals those laps, stops condensation on the inside of the roof, and adds R-value in the same pass.
